- Minor renovation (utilities/installations, bathrooms, kitchen, carpentry): 600 – 900 €/m².
- Full renovation retaining the structure: 1,000 – 1,500 €/m².
- Full renovation with structural reinforcement and new roof: 1,500 – 2,200 €/m².
- High-end finishes or listed building: over 2,200 €/m².
These are guideline figures: the condition of the structure and the accessibility of the property can easily change the total.
The items that escalate the most
- Roof: removal, beam reinforcement, and insulation. It usually represents 15-20% of the budget.
- Structure and floor slabs: when damaged timber beams must be replaced.
- Utility connections: water, electricity, and wastewater treatment. On isolated properties, this is a major category on its own.
- Earthworks and access: driveway, drainage, and ground leveling.
- Wastewater treatment: certified septic tank or compact treatment plant.
How to estimate before making an offer
With a technical visit and the right photos, a range of ±15% can be established within a few days. That range is your negotiation tool: it turns "needs renovation" into a specific figure that justifies your offer.
Grants and timelines
There are grant schemes for energy-efficiency retrofitting and rural heritage programs depending on the municipality and the year. Actual timelines—between architectural project, licensing, and execution—rarely drop below 14-18 months for a full renovation: it is advisable to keep this in mind before selling your current home.
